Wellness Center Concept Design

The concept is a developer-lead, Architectural and Site Redesign for the renovation of a multi-tenant commercial center located in the heart of the Erie Boulevard commercial area, Town of DeWitt, New York. The scope of work included the adaptive-reuse of a former 190,000 square foot Price Chopper, Hechinger and strip retail center formerly known as Hechinger Plaza. 

 

The concept transforms existing buildings into a professional medical center and associated retail to promote wellness and healthy living. The buildings and site are transformed to minimize parking while staying within zoning regulations and to maximize the green areas on site.  Sidewalks and sustainable landscape features are added to create a park-like island, separating vehicular drop-offs and building entrances while screening the tenants’ view to the parking. 

 

The design concept includes a signature glazed galleria that utilizes an exposed heavy-timber structure to provide an extended roof overhang. The galleria provides interior vegetation and shaded waiting/lounge areas dedicated to patients, retail customers and employees. Borrowed light filtering thru the galleria and new light monitors serve interior retail and other medical tenants with natural light. 

 

The center includes two anchor medical buildings, pharmacy, physical therapy, fitness center, natural food stores, specialty restaurants, and 20,000 sf dedicated to a new Town of DeWitt community library - all connected by the pedestrian galleria. The well-lit, four season galleria includes comfortable seating areas overlooking a landscaped swale and water feature along the sidewalk, vehicular drop offs and different building entrances. 

 

The exterior of the renovated buildings introduce diverse colors, textures and materials inspired by nature. Existing building fronts are clad with low maintenance materials and new curved marquees offering the opportunity for façade differentiation.  The new shapes serve as highly visible tenant signs that change the original strip mall into a dynamic, uplifting environment promoting wellness, healthy living and a healing environment for patients, family and staff.
