Cornell General Office Building

60,000 SF, 3-story new high-tech office building located on Cornell-owned land behind East Hill Plaza and the Cornell Institute for Social and Economic Research (CISER) in the Town of Ithaca. The purpose of the project was to design and construct cost effective, flexible office space at a convenient, off-campus location to be used for a variety of University administrative and support functions. Approximately 200 employees from a variety of departments have been relocated to this new office at 395 Pine Tree Road. The site was ideally suited for this purpose given its location adjacent to East Hill Plaza where some non-academic units were previously located.


QPK Design’s design approach addressed the following issues:
– site planning for the building and a 250-car parking lot
– demolition of abandoned buildings from a previous use
– selection of an efficient structural bay (30ft. x 30ft.)
– selection of a rectangular 20,000 SF footprint (for a 3-story building)
– design of a central, multi-story atrium to foster employee interaction


The building is steel frame construction with a brick veneer and EFIS exterior. Office spaces feature wire-railed balconies along the atrium, paint and carpeting, and custom millwork and casework. This building was designed as a generic office building (without defined user), so it could house a variety of tenants.
