The Marina and Cove Waterfront Commercial Development Plan included this 2.93-acre parcel with frontage and vehicular access on Scallop Drive plus 250’ of waterfront boat access to the Barge Canal. QPK Design provided the conceptual design and rendering services.
The hotel design maximized the ocean views while continuing the public waterfront promenade. The proposal included marina services with docks and temporary vehicular parking for boaters. Swimming pool grounds and outdoor dining were defined by the 6-story hotel’s wings and by the traditional Tiki-Bar, with outdoor patio and open stage for live entertainment.
The program offered 125 rooms on 5 levels with 4 room types: King Den, King Studio, Double Queen and King-One Bedroom. An exterior terrace or balcony would enhance each room. The ground-floor entrance level proposed a port-cochere, reception desk, hotel lobby, gift shop, management offices, breakfast dining, fitness room, conference salon, and business center. The full-service restaurant offered both indoor dining and a waterfront dining terrace adjacent to the pool and bar areas.
The hotel’s design style followed the Florida vernacular architecture with stucco, low slope metal roofs, belvedere cupola, roof terrace, and generous roof overhangs with exposed rafters. A covered galleria will be accessible from the public spaces.
One-Third (1/3) of the parking was positioned at the hotel entrance and two-thirds (2/3) served public access to the Marina, Pool and Restaurant.
